"I don't know of any other community in NWPA that's even considering it...there are some controversial things in it".
Like, the fact that a city will dictate what can and cannot occur with someone's property? We'd definitely agree that is highly controversial. Some residents have even started to ask, are we paying taxes or HOA fees? They've also wondered, where the heck did this idea even come from? We have that answer.
Now, we have done a great deal of research to bring all of the proposed zoning information to our readers. From studying the maps, to the form based zoning, street typology, watching council meetings. You name it, we've done it. We really thought we had covered it all already, but simply put, we haven't. That's likely why Council will be having this on the agenda for the forseeable future. A reminder of the timeline;
So what haven't we covered already?
Residential, Economic Development Corridor, Campus institution, and Special Institution. You may notice, we briefly touched on these with our last post. However, we didn't dig too deep into everything.
These areas have appeared white on the proposed mixed use area map that has been shown during council meetings, but they do in fact have their own set of rules and regulations, just like the rest of Meadville. The next couple of screenshots are explaining what is, and is not permitted in these areas. P means permitted use by right, C is Conditional use, and SE is special exception. Pretty much, if it doesn't have a P, good luck. Ready to dig in with us?
First up, residential.
Hopefully nobody wanted a 3 story house in a residential neighborhood.
Next, Economic Development Corridor.
Which, also contains this.
Our favorite is bullet point v., how exactly do they propose to measure supply of light and air? Just wondering.
Special Institution.
And finally, Campus Institution.
Oh, and in case your building is in the I-C area, there's also this.
Throwing this part in, just because demolition and reconstruction may occur at some point within our city.
We can't possibly have long monotonous uninterrupted walls.
Oh, and we definitely cannot have any of the following in Meadville.
We want to touch on nonconformities really quickly.
In short, what exactly can zoning control?
And, what is a HOA?
Lastly, why is Autumn so offended and quick to shut down Jim and Larry when they asked questions at the most recent council meeting? Isn't asking questions part of the process? Also, is Autumn the Mayor of Meadville? Because it sure felt like she was the one running the show at the March 23, 2022 meeting.
We'd like to think this is the last post on this topic. However, this is likely going to be something we revisit again in the future. For now, try to "digest" the information, as Autumn would say.
Ok, so I'm stupid when it comes to property lines, and trying to understand all of this stuff. I can't tell if my house is in "MU-1" or "I-C" (West John and Park Ave). Trying to figure out what all applies to here in this nonsense.
I've been mildly overloaded since finding your blog😵💫
